Construction Project Manager
OVERVIEW
MN Builders is not your ordinary builder, and we’re looking for a not-your-ordinary Project Manager to help us fulfill our mission of transforming bold visions into well-designed, precisely-executed environments that last lifetimes.
As an MN Builders Project Manager, you will be responsible for the planning, scheduling, budgeting, execution, client satisfaction, and financial success of construction projects ranging in value from $500,000 to $15,000,000. Your job will include, but will certainly not be limited to, the following duties:

CLIENT MANAGEMENT

Clearly and consistently communicate with clients, consultants and colleagues

Create meeting agendas and send out meeting minutes in a timely manner

Copy colleagues on email communications
-
Confirm conversational decisions with an email follow up

BUDGET OVERSIGHT
-
Master the contract budget and scope of work; i.e., know the plans!

Monitor the divisional budgets for subcontractor and self-performed work
-
Manage potential change orders during weekly site meetings and consistently issue timely change orders in Sage 100
-
Review job reports in Sage 100 on a regular basis and communicate with the field staff
-
Assemble and present end of project “Job Autopsies” to review performance

PROJECT SCHEDULING
-
Create and consistently update the project schedule using Microsoft Project
-
Oversee big picture subcontractor scheduling - scheduling subcontractors before the project starts
-
Track and promptly order long lead time items
-
Hold superintendents and lead carpenters accountable for monitoring schedule and properly scheduling subcontractors
-
Work with superintendents and lead carpenters on 3-week outlook schedules to distribute to subcontractors

QUALITY ASSURANCE & CONTROL

Use Fieldwire and/or Procore on a daily basis for all internal MN communications
-
Hold superintendents and lead carpenters accountable for consistent use of the Document Management Platform.

Document site through project photographs
-
Frequently walk the job site throughout the stages of the project
-
Create tasks and punch lists throughout the project
-
Upload plan/drawing updates in a timely manner to avoid mistakes
-
Issue RFI’s to the design team for any potential changes
-

Put another way, you will work closely with the lead carpenter and/or site superintendent to properly and efficiently execute the many facets of residential remodels and light commercial TI projects in the San Francisco Bay Area. This position reports directly to the assigned Senior Project Manager and/or the Construction Operations Manager.

Additional Minimum Requirements

5-10 years work experience within the construction industry.
-
Proven ability to manage multiple projects/activities in a dynamic and fast-paced work environment.

Excellent organization and communication skills.

Strong interpersonal skills and a strong work ethic.

Strong knowledge of AutoCAD, MS Project, MS Office Suite, Procore

Ideal Requirements/Software Experience

A degree in a construction related field, such as Architecture, Civil Engineering, Structural Engineering. A postgraduate degree is preferred.

Bilingual (English/Spanish)

OSHA certification

Green Building certification

Physical Demands
This is not strictly a desk job. As a Project Manager at MN Builders, you’ll be on the move a lot, and here are some of the physical tasks you must be able to perform to successfully do your job. Frequently stand or sit for prolonged periods over the course of an 8-hour day

Often walk around job sites with uneven terrain where use of safety glasses and hardhats is mandatory
