General Superintendent
OVERVIEW
As an MN Builders General Superintendent, you will be responsible for executing the construction of concurrent residential remodel projects from the initial planning stages, all the way through to completion. You will play a critical role in the building and financial success of construction projects ranging in value from $500,000 to $15,000,000. Your job will include, but will certainly not be limited to, the following duties:

OVERSITE
-
Oversee the production of multiple projects and/or run large projects with extensive subcontractor involvement and, at times, minimal MN crew.

Prepare and implement site logistics and safety plans, oversee preparation and implementation of traffic management plans.

Participate in the agendas of weekly site meetings with the assistance of the Project Manager.
-
Provide labor and material estimates, as well as vendor pricing to Project Manager for Change Orders.

Work with Project Manager to manage production rates and costs throughout construction.

Review time sheets of crew for proper cost coding and time allocation.
-
Review and sign off on shop drawings.
-
Proactive client, engineer, and architect contact with minimal supervision by the Project Manager.

Participate in strategy meetings to review upcoming work, assignments, and policy/protocol changes.

Maintain a consistently clean, and well-organized jobsite.

SCHEDULING & COORDINATING
-
Work closely with the development team to provide material estimates, budget and schedule feedback during the project development phase.

Schedule subcontractors prior to their start dates.
-
Work with the architect, designer, client, engineer and other consultants to figure out unresolved issues and verify that all parties are content with the new plan and design.

Obtain permits from a city and work with inspectors and neighbors to resolve conflicts and negotiate mutually acceptable solutions.

Plan 1-4 months ahead and identify long lead time items that require special consideration.

Prepare 3 week outlook schedules and plan day-to-day activities with superintendents, lead carpenters, and subcontractor formen.

Update project schedule periodically to reflect actual production at site

Skilled at accurate materials ordering and estimating.

CONSTRUCTION EXPERIENCE/SKILL
-
Serve as a resource for Lead Carpenters.

Read all types of plans, including shop drawings for ironwork, cabinets and windows.
-
Provide layout and/or review subcontractor’s layout for work to be performed.

Knowledge of operating any and all tools required for the project.
-
Teach and guide the entire crew in the standards of MN work quality and jobsite safety
-
Skilled at concrete forming, including whole house foundations and advanced finishing
-
Skilled at all framing, including complex roofs and stair building.

Skilled at all interior and exterior woodwork, including curved work
-

QUALITY ASSURANCE & CONTROL
-
Supervise the work on 1-2 Lead Carpenters and/or 4-10 carpenters
-
Teach & guide the entire crew in the standards of MN work quality and jobsite safety
-
Implement the Quality Management Plan by measurements, inspections, and by monitoring processes of MN Crew & Subcontractors
-
Put another way, you will work closely with the Project Manager, Senior Project Manager, Project Executive and Production Manager to properly and efficiently execute the many facets of residential remodels and light commercial TI projects in the San Francisco Bay Area. This position reports directly to the COO and CEO.

Additional Minimum Requirements

12 - 15 years of work experience within the construction industry, preferably in multi-dwelling residential and commercial construction projects
-
Proven ability to manage multiple subcontractors and carpenters in a dynamic and fast-paced work environment.

Current OSHA 30 certificate
-
Current CPR and First Aid certificate
-
Mastery of general job site, ladder and scaffolding safety
-
Excellent organization and communication skills.
-
Advanced and professional communication in spoken and written English
-
Bilingual (Spanish/English)

Strong interpersonal skills and a strong work ethic
-
Software experience: Fieldwire, Procore, Exaktime, Sage 100 Contractor, Google Sheets/Docs, Microsoft Word/Excel/Project

As a Superintendent at MN Builders, you’ll be on the move a lot, and here are some of the physical tasks you must be able to perform to successfully do your job.
