We work with you and your architect/designer to turn your vision into realistic plans and budgets. Through ongoing menu pricing and collaborative design sessions, we help prioritize what matters most to you while ensuring your dreams align with your budget and timeline from the very beginning.
Design Development Consultation
As your architect and/or designer develops detailed plans, we review structural and mechanical systems to ensure feasibility from construction and cost perspectives. We also plan for waterproofing, indoor air quality, and utility requirements — all the work that makes your home function as beautifully as it looks.
Detail Development
This is where our building science and cost expertise really shine. We collaborate on critical elements like your building envelope, windows, millwork, and mechanical systems to ensure they're energy-efficient and built to last. We also bring in key subcontractors at this early stage so everyone's on the same page.
Contract Pricing and Schedule Development
We create detailed scope documents for each trade, allowing us to get competitive bids from subcontractors and identify any gaps that could lead to change orders later. The result? A comprehensive contract with transparent pricing and a realistic schedule you can count on.
